4 Places to Check Your Flat Roof

Water infiltration is the number 1 enemy of flat roofs. Indeed, as the flat roof has no slope, it is more likely to accumulate rainwater, which can have unfortunate consequences on the condition of the roof. When the leaves have fallen from the trees, towards the end of autumn: this is the ideal time to check the waterproofing of your flat roof. Why check the watertightness at this time of year in particular? Because you will be able to take advantage of it to maintain your roof before winter arrives.

On top of the roof

Plan this task on a beautiful day, preferably 48 hours after a fairly heavy rain. Also, make sure you’re as safe as possible before you get on your roof.

Here is the list of items you should check the status of:

  1. The drain: make sure that it is not blocked by debris, leaves or others. The water must be able to drain away. If, at first glance, you notice puddles, this is a clue to the condition of your drain.
  2. The seals around the chimney, vents, skylights for example. Check them for damage.
  3. The surface of the cover. There are different types of flat roofs: those with elastomeric membranes, EPDM or TPO or multilayers. Even though each type has its own specificities, look for any irregularities or deformations that may appear over time.

Inside the building

In your building, you will find many signs that your roof’s waterproofing is failing. If you notice its elements, then it is very likely that your roof is no longer waterproof:

  • the presence of stains on the top of walls and ceilings;
  • fungus, peeling paint, or peeling tapestry
  • too much humidity in your building.

In the attic

If it’s accessible, take a regular look at your attic and see if there are any changes. For example, make sure that your insulation is dry or that there are no suspicious stains or deformation in the structure of your roof.

At the level of the gutters

Don’t neglect your gutters! Gutters that have not been maintained or that are damaged can certainly cause water infiltration. Make sure that the water drains well and that there are no obstructions. Perform thorough maintenance at least twice a year.

What to do when the waterproofing of your flat roof is defective?

If you think your roof has lost its waterproofing, we strongly advise against doing repairs yourself. In addition, the Association des maîtres couvreurs du Québec warns that, during the warranty period, no modification, repair, addition or other intervention whatsoever must be made to a roof without first notifying the roofing contractor and obtaining his authorization.
